Tiny House with Big Sleeping Loft and Covered Porch

This is a genius idea for permits because the main level is still less than 100-square-feet. The rest is simply a 100-square-feet covered deck and a 200-square-foot attic/loft which doesn’t count because ceiling height is less than 6′. But you must check your own local zoning codes before designing and building! Thanks for the tip I got on Facebook through Kent from the Tiny House Blog.

Wouldn’t You Love This Balcony Window For Your Tiny House?

It seems like almost everyday there’s a new cutting-edge design I run into that can be used in tiny houses and other small spaces. This window transforms into a balcony. Wouldn’t it be cool to have a feature like this on a tiny house?

Window design company Fakro developed this state-of-the-art window/balcony combination and here is how they describe it:

  • An innovative, large window whose sashes when opened crate a balcony in the loft. The upper top hung sash opens upwards, whereas the lower sash can be tilted forwards, allowing easy access to the balcony recess. The sash when rotated through 0° to 45° is supported by an innovative auxiliary mechanism which allows leaving the open sash in any position within this range.
  • The upper sash can be raised steplessly up to 45°. Side barriers are integrated into the bottom sash and slide out during opening. When closing the lower sash, balcony barriers are hiding in the window, thus they are not visible above the roof. Concealed under the window flashing elements, they do not collect dirt or spoil the aesthetics of the roof.

I wanted to share Timothy’s tiny house design with you today. I got to meet him at the Atlantia, Georgia Tiny Home Builders workshop earlier this year.

He ended up purchasing Dan’s Tinier Living plans and made some adjustments which I think are awesome. And if you ever needed or wanted to it seems like you’d be able to detach and roll the home away.

This works well for so many things because you can live in it, take it on vacation, and even use it as an emergency shelter or “bug out” house in the event of an emergency.

If you’re interested in staying in the Linden tiny house for a vacation it’s available as a rental and you can reserve/book online and everything. All the info is right here on this post.

This 131 square feet cabin on wheels costs about $25,380 in materials to build. If you wanted it done for you you should expect to pay upwards of $60,000 for both materials and labor.

The home is 8′ x 20′ and it sits on a 7′ x 20′ trailer with a height of 13′ 5″. You can see more of the dimensions and specifications for this design here.

It’s a fully featured tiny home with:

A Little Bit About the Ernesti Cottage

This Ernesti cottage is actually one of Tumbleweed’s largest house designs and it can be built in two different ways.

Would You Like 2 or 3 Bedrooms?

One as a 2-bedroom 746-square-foot cottage. And the second as a 3-bedroom 843-square-foot cottage with an additional downstairs bedroom in the rear. I think this is a great home for a couple or a young family that’s slowly growing.

Each level is 7’6″ tall so if you’re tall, most likely, you’re still good.

How Much Would it Cost to Build?

These figures do not include paying a contractor for labor. So these figures are simply for cost of materials alone. And it ranges anywhere from around $49,000 to $56,000 according to Tumbleweed’s site.

The Tack House is a 140 sq. ft. tiny home on a trailer. The trailer is 7′ x 20′.

The gable roof and dormers really add to it and must make it feel spacious in the loft.

There’s also extra storage space because of the dormers too which is awesome.

This tiny house has a total of 11 windows including a skylight.

Moschata 160 Sq. Ft. Mobile Tiny House Plans: $17,000 to DIY

This is a tiny house designed to be built on a trailer or on a foundation. But it’s just 8’6″ wide and 20′ long so you can legally tow it on U.S. roads. In some neighborhoods you might be able to put it in your backyard on a foundation. But at a total of 160 square feet in many areas you might need to get a permit to do that. This book explains zoning in much more detail. If you include the loft space inside the total living area of this house is actually 238 square feet. The plans estimate that it would cost you about $17,000 in materials to build it yourself so that figure does not include labor. It assumes you’ll build it yourself. If you don’t know how to build houses (and how to safely attach a stick built house to a utility trailer) you can start learning with this book and these videos. The tiny cottage you see is actually just a small part of a much larger cottage design from Southern Living house plans. I still thought I’d show it off to you because I found it inspiring and thought you probably would enjoy it too. I love the covered front porch with the ceiling fan up top. Tumbleweed’s New Homes and Floor Plans

I wanted to let you know that Tumbleweed has released several new floor plans and tiny house designs that you might be interested in. Now they let you choose a house design and then match it up with your favorite floor plan. In this case we’re looking at the Elm 20 tiny house with the Horizon floor plan which is a one level design. This means you’ve got a bedroom downstairs so no sleeping loft. And it still fits on a 20′ trailer so it’s easy to tow.

Is this too small or just right?

Do you like this design enough to build or buy one to live in? Or would you rather go with- perhaps- a 30′ long design instead so you can have even more space for storage, living area, etc?
